2nd Zero Energy Home in NorthWest Crossing Underway

We are excited to be co-listing the second Zero Energy home in our headquarters neighborhood of NorthWest Crossing, which recently started construction. The Garner Group Real Estate and GoBend Realty are jointly representing the new home, which is being built by SolAire Homebuilders and underwritten by investors and environmental activists Joe Emerson and Ann Brayfield. To gain Zero Energy status, the new home is planned with advanced green features and energy conservation measures. 

 “We received a lot of feedback from the first Zero Energy project, especially during the 2011 Tour of Homes,” explained David Sailors, GoBend Realty broker. “As a result, this home has a more elegant and spacious floor plan than the Zero Energy home from 2011. It will accommodate a different segment of the market.”

The three-bedroom, single-level home uses advanced green construction techniques, mechanical systems and energy monitoring technology. With 1,878 square feet of floor space, plus a 160-square foot unheated flex room, the home was designed by Neal Huston & Associates Architects of Bend, Oregon. A signature element of the floor plan is a large south-facing courtyard recessed into the structure. Screened from the street, it provides a comfortable and private outdoor living space.

The Zero Energy concept focuses on energy conservation and generation measures that are modeled to bring consumption of electricity from the power grid to zero when seasonal utility demands are leveled out over the course of a year. A computerized home energy monitoring system gives the owner real-time consumption data and calculates the debit or credit status. With many energy efficient features built-in, the home also receives electricity and hot water from a 7,030-watt solar array.

Patsy Roome Joins The Garner Group Bend, Oregon Real Estate

We are pleased to announce that Oregon broker Patsy Roome is joining our growing team of Bend, Oregon real estate agents. Roome brings experience in all phases of residential and commercial real estate, and urban planning to the firm.

Roome initially received her real estate license in Aspen, Colorado, where she lived for 19 years. She later worked as an urban planner for the City of Big Bear Lake, California, Deschutes County and the City of Bend before obtaining her Oregon real estate license in 1997. Patsy is active in professional and civic associations including Oregon and National Assn. of Realtors, Central Oregon Assn. of Realtors, Commercial Investment Assn., Commercial Brokerage Assn. and Habitat for Humanity. She is president and secretary of the Bend River Heights Homeowners Assn. and treasurer of P.E.O. International Chapter EA. She holds a degree in business from the University of Redlands in California.

She grew up enjoying Central Oregon’s outdoor recreation opportunities and continues to do so today. Her husband, Ronald L. Roome, is an attorney with the Bend law firm of Karnopp Petersen LLP. They have two daughters, Jamie and Erin, and two grandsons, Connor and Chase.

Bend, Oregon Real Estate in 2011 - Nuggets Among the Coal



At The Garner Group Real Estate, we think analyzing the local Bend, Oregon real estate market gives us a strong foundation for guiding real estate decisions. That's why we like to crunch the numbers - check out some of the nuggets we discovered. 

We recently compiled Central Oregon Multiple Listing Service statistics for 2011 with mixed results, allowing some nuggets to be found among the coal. Broadly speaking, the trend of more transactions at lower prices continued last year, although there were some exceptions in narrow market segments.

Sales in all COMLS categories and locations totaled 5,300 (up 0.4% from 2010) and aggregated $1,053,717,764 (down 1.6%) in sold volume. Median and average sale prices across the board were down 2.0%.

Among Bend, Oregon residential properties on less than one acre, the number of homes sold matched 2010 exactly and the median price for the year slipped less than one percent. The number of Bend, Oregon homes on acreage sold increased nearly 20% but the median price was down nearly 5%.

The number of Redmond area homes on acreage sold last year was 33.3% above 2010, accompanied by a 5% drop in the median sale price for the year. Redmond residential figures were down both in number of sales (-9.5%) and median price (-6.0%). The average median for the year was a bargain level $116,000.
Selected positives: Sisters residential with acreage, more homes sold by 16.7% at a median price level of $402,550, up 17.6%. Sunriver townhomes and condos, number of sales up 29.2%; median sales price up 4% at $215,000. Bend area residential land and lots, the number of individual sales dropped by 32.9% but the median price level leaped upward by 24.8% to $82,000. The average price increased by 8.5% to $97,883.

Mollie Jurgenson Joins Bend, Oregon Real Estate Team at The Garner Group

Welcome to the team Mollie Jurgenson! Mollie is a professional artist and is new to the industry, bringing a fresh perspective to the Bend, Oregon real estate market. 

"We are excited to add Mollie enthusiasm and creativity to our team at The Garner Group," said Sandy Garner, founder of the Bend, Oregon real estate company. "She has a fascinating background and a long history in the Central Oregon region that will serve clients well in the real estate space."

Mollie has lived in Bend, Oregon since 1993, and is a professional artist with an established reputation as a painter in the genre of abstract naturalism. Mollie's works are included in private and commercial collections across the United States and she is currently exhibiting at the Lahaina Gallery in Bend and Gallery 903 in Portland. Mollie was artist in residence for Central Oregon Arts in Education in the 1990s where she developed a program called Prehistory's Mysteries that combined archaeology and art. She also is a member of the Archaeological Society of Central Oregon.

Mollie joined The Garner Group last month upon earning her Oregon real estate license. Mollie gained knowledge of real estate and residential construction working in support of her husband, Kurt Jurgenson, who is a real estate broker in Bend. Her roots go deep in Central Oregon as her mother, Laura McMurdo (Brenner), was born in Tumalo in 1916.

Good News For Bend, Oregon Real Estate

If you didn't get a chance to review our eNewsletter, which went out earlier this week - then you'll certainly be interested in this article. With inventories declining, the Bend, Oregon real estate market shows some interesting numbers for 2011 - especially for the neighborhood of NorthWest Crossing.

A look at the Bend Oregon residential real estate market at the beginning of January shows inventories continue to decrease as distressed properties are wrung out of the system. The number of active listings fell 4.4% from 2010 and 11.25% between Nov. 3, when we published a similar table, and Jan. 3.

“This is one case where lower numbers indicate market strength,” observed Sandy Garner, CEO of The Garner Group. “It also suggests a demand for more new construction, as it is harder for buyers to find the homes they want when there are fewer choices. New home sales increased 14% in Bend and 38% in NorthWest Crossing, where much new construction has been situated. This is a strong indicator that there would be more sales if we had more homes to sell. I also think we are poised for property values to increase,” she said.

Active listing figures are a snapshot of the date indicated as the number of MLS listings changes daily. Other comparisons below are for the 12 months of 2011 and 2010. Average sale prices dropped less than 3% in 2011 compared with 2010, while the number of sales was essentially flat. Statistics were developed from Central Oregon Multiple Listing Service data and represent homes on less than one acre.

NorthWest Crossing continues to identify itself as a separate market, demonstrating the appeal of this planned, environmentally-conscious Bend, Oregon neighborhood on the west side. Comparative figures in the table below show gains across the board, some of them substantial. The gap between values in NorthWest Crossing and Bend as a whole continues to widen. The average sale price in NWX last year was 60% higher than the Bend figure, up from 54% in 2010.

The large jump in the number of homes listed and sold last year in NorthWest Crossing was due in part to a shortage of new homes available in 2010. Builders responded aggressively in 2011 and more new homes were listed, shown and sold.

Erin Campbell Joins Bend, Oregon Real Estate Company The Garner Group

We keep on growing! We just added licensed broker Erin Campbell to our expert Bend, Oregon real estate team. With a background in customer service, event planning and education, as well as real estate and neighborhood planning, Erin brings diverse skills to our company.

A native of Oregon and a resident of Bend since 2000, Campbell has held an Oregon real estate license since 2008. She graduated from the University of Portland with a degree in communications and management and has worked in guest services for JH Ski Corp. in Jackson Hole, Wyo., as a corporate events planner for Nike Inc. in Beaverton, and as admissions director for a therapeutic boarding school in Bend. Campbell graduated from the University of Portland with a degree in communications and management.

As frequent vacation visitors to Central Oregon, Erin and her husband Jay chose Bend as the place to raise their family and moved here permanently in 2000. They have three daughters and enjoy Bend’s family outdoor recreation activities like skiing, running, boating and camping.

New Urban Communities in Tough Economy - Trends in Bend, Oregon Real Estate

You may have recently read our article about this topic in our eNewsletter, but we think it's worth repeating. There has been much discussion at industry conferences and in trade publications about the strength of the new urban community in a tough housing market. This is remaining true even when you take a look at Bend, Oregon real estate - the neighborhood of NorthWest Crossing is a great example of this trend. 

What exactly does new urban mean anyway? Formally, New Urbanism is a specific set of planning and design principles that focus on reproducing pedestrian-friendly traditional neighborhoods containing homes, businesses, employment centers, parks and schools. Clearly, our most prominent local example of this is NorthWest Crossing, which was originally designed on these principles. 

While the movement has been embraced by eco-theorists and a broad array of social reformers, at its core is a solid base of professional thought articulated by the Chicago-based Congress for the New Urbanism (CNU), founded in 1993.

Covering the 19th annual CNU conference in Madison, Wis. last June, opinion writer Mike Ivey of The (Madison) Capital Times reported that the tough housing market and high gasoline prices have drawn attention to the value of New Urban neighborhoods.

“Where all the well-intentioned planning in the world couldn’t slow urban sprawl, the economic collapse stopped it dead,” Ivey wrote. A February 2011 study by the National Assn. of Realtors shows most home buyers are willing to sacrifice square footage for less driving, he noted. Nearly 60% of respondents say they would choose a smaller home if it means a commute time of 20 minutes or less.

Andres Duany, one of the founders of the New Urbanism movement and co-founder of the CNU, told Ivey that economic and environmental realities will force changes in the way people think about their living situations. The housing crisis and financial meltdown offer a chance for a “great reset” on how communities function going forward, he said.

“The housing bust is temporary, but the 21st century is permanent,” Duany said, adding that challenges of expensive energy, concern over climate change and an unsustainable national debt will demand development based around self-sufficiency, urban agriculture and local decision-making.

NorthWest Crossing is recognized in a collection of planned community examples compiled by the Ithaca, NY-based New Urban Network. It employs a slightly different paradigm than the large-scale urban redevelopment projects in major population centers that often receive attention. Here, nothing had to be torn down. Preservation of natural features was emphasized. And the goals were grounded in practical market appeal rather than social reform.

NorthWest Crossing pushed the envelope in regard to green building, insisting on compliance with Earth Advantage standards. When the first home was sold in 2007, buyers not already practicing environmental impact reduction had be sold on the advantages of green building. Today, it is a practical philosophy that merges energy and resource conservation with hard economic benefits. Broad green building principles are now mainstream; advanced concepts are nearing the point of economic neutrality.

No crystal ball in the late 1990s or early 2000s could have revealed the changes in the housing market that would follow later in the decade. It would have been much safer to transform the 486 acres of pines, rimrock and pumice into an conventional upscale suburban community. But the foresight applied to creating a different kind of neighborhood for the time and place, and the employment of landscape architects and land planners experienced in the burgeoning New Urban concept, set NorthWest Crossing up for success.

While the rate of growth has been scaled back, NorthWest Crossing continues to challenge expectations of national trend analysts. Builders are building; buyers are buying.
